After a contract to sell a home is executed, the buyer will have a set number of days to complete inspections. During this period the seller and buyer will have the opportunity to negotiate what repairs will be completed by the seller prior to the close date. Seller’s often times believe that they are capable of doing these repairs. The truth of the matter is, the seller should not do these repairs unless they are licensed to do the repair. The repair is supposed to be warranted and have receipts that can be given to the buyer at closing. Unless the seller wants to come back multiple times to complete the repair, it is wise to hire a professional.
